Starting Your Home Buying Process

  1. Home Buying Consultation- Start your home buying process by meeting with one of our dedicated agents to discuss your real estate goals, time frame to move and establish the working relationship. This can be done virtually, face to face or via telephone at your convenience.
  2. Get Pre Approved- Your purchasing power depends on your income, credit rating, current monthly expenses, downpayment and the interest rate. Getting pre-approved will help you understand your buying power and establish a price range you are comfortable paying each month (if applicable). Completing this step first increases the attractiveness of your offers to sellers. Looking for the best mortgage, comparing cost and negotiating is wise.
  3. View Homes/Selection- Consider features that are important/desirable to you and using a checklist when comparing homes. Keep in mind distances to important places, neighborhoods, public transportation, etc. Your Realtor will also search for homes and schedule private showings for you based on your availability.
  4. Submitting An Offer-As your Realtor team, we will help you determine a fair offer price for the home based on our expertise, current market activity, property conditions, etc. Your offer will consist offer price, closing date and additonal terms and conditions. Your offer can be accepted, rejected or countered by the seller. The contract is considered final when both parties sign the written offer.
  5. Under Contract Contigent/Pending- Once under contract, the property will be put into a contigent or pending status and any deposits (refundable and/or nonrefundable) will be due. This is also the beginning of the due diligence period in which any and all inspections, estimate, repair and insurance quotes should be completed at this time. This is also the period in which the property appraisal and final loan commitment is obtained (if applicable). Additional negoiations may be entered based on findings during this time period.
  6. Final Walkthrough & Closing Day- A few days before closing, you will receive a copy of your closing disclosures allowing you the opportunity to review the figures, correct any discrepanies and go over the documents with your Realtor. You will also meet with us at the property for a final walk through to ensure all seller negogiated repairs were completed and that the home is in acceptable condition. On closing day, you will sign the documents and recieve your keys and the new deed is recorded in the local Registrar of Deeds office.
